Staging Your Home For Sale

Great Photographs and 3D Scans start with beautifully staged spaces. Be sure to prep the space thoroughly before we arrive.


  • Remove any stray dishes, cups, fluff pillows, and prep decor so that everything can remain stationary throughout the scan.
  • Make sure everything is where you want it. Our camera likes objects to stay put, and moving them between scans can cause artifacts during processing.
  • Make sure there is a clear path to access all rooms and hallways included in the scan.
  • If there is a room or area you do not want included in the scan (closets, storage area, etc.) please leave that door closed.
  • Decide whether you want the lights on or off throughout the space, and adjust appropriately.



  • Make the home look somewhat 'generic'. The goal is to allow the buyers to imagine themselves living there. If possible, minimize photos and overly distracting belongings. Try not to have cluttered, messy rooms. Less is more.
  • Arrange items in a room so that they look their best from the doorway view. This is the first angle of the room that a potential buyer will see. This is also the primary angle in which we will shoot the room.


  • Curb appeal is very important. It is the first impression made on the buyer as they pull up towards the house.
  • Pull weeds, trim overgrown shrubs and low-hanging tree branches.
  • Rake and/or mow the lawn. Also put away garden hoses.
  • Hide the garbage cans, yard tools, dead plants, empty pots and any other yard clutter.
  • Move all vehicles out of the driveway, and preferably not directly in front of the house.

How to stage your home when selling

Bring some color, freshness and serenity to your listing by staging a few nice flower arrangements on the dining room table, in a corner of the living room, and in a bedroom or large bathroom. A bowl of apples or lemons or oranges in the kitchen always looks nice. If you have a nice big attractive coffee table book, preferably home decor or architectural in theme, set it on the coffee table or kitchen island counter. Hide the niche specific magazines. If bookshelves or other storage areas are overstuffed or contain items larger than should be contained, take them out and put them in storage or out of view.

When it comes to bathrooms, many are small and difficult to photograph. Hide all your personal bath and shower stuff and bathroom trash cans. Put on a new roll of toilet paper. Neatly hang a few color complementary towels and hand towels. If you have room, put a nice looking candle or small plant next to the sink or bathtub. Once again, make it look like a nice, clean, cozy hotel bathroom.
